How much should it cost to redo our garage?
My garage has termite damage (although no present termites apparently, plus the roof is leaky and the doors are coming off. This is an OLD garage. It was never fully finished and just had barn style doors on it. Assuming we don’t have to pull it down and start from scratch (and how much wouldTHAT cost??) what’s a reasonable estimate? We are in Oklahoma. I want to get an idea before I start asking contractors for quotes so I won’t be shocked and/or cheated.

If you have to rebuild a two car garage, expect about 18-20 k. If you use the existing slab you can save about 5000. Cost to remodel the one you have depends on how much damage it has.

A house I am interested in buying has termite damage.?
Damage to the hardwood floors and some window sills is apparent. Is it worthwhile or possible to fix this? and if so how and at what cost?
The house is 1800sf, 2 stories, old, has wood floors and a brick exterior.
The list price for the house is only $20k below market value.

Don’t don’t don’t. Keep looking. Shake it off. You’re only seeing what is visible, not what isn’t visible. Believe me, and I hae been there, this is a nightmare deal for you. If you doubt me, take a flashlight and go underneath the crawlspace. Look for mud “tubes” reaching up from the ground and into the foundation of the house. Also take an icepick and try forcing it into the woodwork surrounding the areas you said were infested. If they are soft (“punky”) then they’re eaten up too. This is a HUGE job.

Need help! Found dream home but it has live termites in basement and needs new roof. Should we buy?
We’re in the process of purchasing what we thought was our dream home. The engineer inspection uncovered live termites in the basement, temite damage to the walls and cracks in the foundation. We also paid for a roof certification, and were told that the house needs a new roof and the current roof isn’t up to code. The cost for the new roof is $26K, and $24K to repair the basement. Has anyone had a similar experience?

The problem with the termite infestation is that you can not see through the walls. You don’t really know how extensive the damage is. Its possible that the roof has also been damaged by the termites. My advice. Walk away from this train wreck.If the seller is not willing and has not fixed the damage theres probably good reasons. Too expensive. You will have a very difficult time obtaining a mortgage on this house. Its not gonna happen until damages are repaired. No lender will take on this liability. You shouldn’t either.

Question about conflicting contracts? (termites)?
I’m in escrow right now and although it is not an FHA, my real estate agent included a provision in the buyers contract that the seller (a bank, it’s bank owned now) would do a termite inspection and repair any section 1 damages before closing.
The inspection came back with some section 1 damage to an exterior patio cover that will cost $1700 to repair.
Apparently at first the seller didn’t realize that the termite provision was in the contract and contacted my agent asking for it to be thrown out. Of course, we said no.
Today, the bank (seller) told us they have their own provision that they will not perform any repairs costing over $1000, and that they are willing to put that $1000 towards the repair cost to be paid directly to the termite company, with us having to pick up the other $700, or to forget it.
Can they do that? Do we have to pay that extra $700? Or should they find another termite estimate that will cost $1000 or less to repair the termite damage?

If the bank also signed the contract, you win. Did you sign any other contract with the bank with the 1,000 limitation in it? If not, you win. I would write to the seller stating the facts indicating that you are in the right. Support your position, Tell them that if they don’t honor the agreement, you will hire an attorney and require that they pay the attorney fees. Make sure that you keep track of all of your written and telephone correspondences.
Sounds like you are in the right. You might also contact your state’s attorney general for consumer protection to see if they could help
